Welcome to the One Medlock Street consultation website

Ask Real Estate and Whitbread are bringing forward plans to create an exciting new mixed-use development, One Medlock Street. The scheme currently includes around 370 high-quality new homes and flexible office workspace. The site is currently home to the Premier Inn Manchester City Centre (Deansgate Locks) hotel.

One Medlock Street will be the latest development in the First Street regeneration area, one of Manchester’s most vibrant new neighbourhoods and home to an established and growing residential community. The plans will transform this gateway city centre site and deliver two new buildings, a 41-storey residential building including a range of high-quality new apartments and a 13-storey office building.

The site layout has been designed to reflect its prominent location, with the tallest building adjacent to the Mancunian Way. The scheme will be well-connected to the emerging and existing neighbourhoods through a network of paths and new public spaces, complementing the recent highway and pedestrian improvements works at the Medlock Street/Princess Road junction, which is improving the connectivity and function of this part of the city.

The site

Where is the site located?

The site is located between Medlock Street, River Street and the Mancunian Way. It is currently home to the Premier Inn Manchester City Centre (Deansgate Locks) hotel and associated car parking. The site location is identified by the red line boundary here.

What is the First Street Regeneration area?

The site sits within the First Street Strategic Regeneration Framework (SRF) area, which has been approved by Manchester City Council (MCC) as a key area for redevelopment. The vision for the area is to create vibrant new neighbourhood with a mix of culture, leisure, retail and office space. 

First Street has already established itself as a thriving destination in the city, featuring landmark buildings and amenities including arts hub, HOME and a number of bars and restaurants. The proposals for One Medlock Street would be the latest addition to the First Street area, transforming the site into a modern, landmark arrival site into the city as well as connecting Hulme to the city core.

What will happen to the Premier Inn hotel at this location?

The plan is to comprehensively redevelop the site of the Manchester City Centre (Deansgate Locks) Premier Inn into the One Medlock Street development. 

The proposal is part of Whitbread’s ongoing strategy of investing in its network of Premier Inn hotels in Manchester to provide the best possible locations and consistently good experiences for Premier Inn customers.

As part of this strategy, a new Premier Inn hotel at Princes Street (Circle Square), a short walk from the Deansgate Locks hotel is set to open in Easter 2021. This new hotel will bring the latest format Premier Inn bedrooms to the popular Oxford Road / Deansgate micro-market and create the opportunity to redevelop the older generation Deansgate Locks site.

It also presents an opportunity to create a development which matches the ambition of the First Street SRF and return capital to Whitbread to reinvest elsewhere across its estate.
